From its 13th year, a building’s structure must be inspected on a fixed cycle, not only its facade.
Under Singapore’s Periodic Structural Inspection regime, the owner appoints a registered Professional Engineer (Civil) to inspect the structure and submit the report to BCA. Non-residential buildings are inspected every 5 years, residential buildings every 10. Landed houses used solely as residences and temporary buildings are excluded; for strata developments the MCST carries the duty. Bridges, towers, tanks, plant and marine structures fall outside this regime. Their interval is set by the asset owner’s maintenance regime or licence conditions.
